    What this consultation actually covers

    The quiz above takes about ninety seconds. What it does is tell me three things before we ever speak: your timeline, the neighborhoods you're weighing, and what you're actually solving for.

    A buyer who wants a deep-water dock and can wait six months is running a completely different search from a buyer who needs to be inside a specific school boundary by August. Most agents find that out on the first call, then spend two weeks recalibrating. I'd rather know it before the call, so the first thing I send you is already filtered to your criteria instead of a generic list of everything on the market.

    Why start here instead of a listing portal

    Public portals show you what is already publicly listed. In Miami's upper price tiers, that isn't the whole picture. A portion of inventory trades quietly — pre-market listings, owners who will entertain a serious offer without having committed to listing, and units that go under contract before they are ever syndicated. You cannot surface those by running a search yourself, because they are not in the feed you are searching.

    That inventory moves through agent relationships, and it gets shown first to buyers whose criteria are already on file and whose financing position is already understood. Filling out the quiz above is how you get on that list.
