    How are these listings selected?

    Every property in the featured shortlist has been walked, underwritten against the surrounding micro-market, and compared to active and recently closed comparables. Inventory that does not survive that review never appears here.

    Do you have inventory that is not on this page?

    Yes. A meaningful share of what trades in Miami's luxury market never hits the MLS. Pre-market and off-market opportunities are shared through a private buyer consultation, not a public feed.

    Can I tour a featured listing the same week?

    In most cases, yes. We coordinate showings directly with the listing side and accompany every visit. Timing depends on owner availability and any pending offer activity.

    How do you avoid the typical luxury overpay traps?

    We model carrying cost, basis, HOA, insurance, and post-renovation comparables before an offer is written. The goal is not the lowest bid; it is the bid that survives the next two market cycles.
