Private schools near Miami neighborhoods: what proximity means for cost
Private school tuition near Miami's higher-priced neighborhoods runs roughly $52,000 to $57,000 a year per child at the upper-school level, based on figures the schools publish on their own admissions pages. Ransom Everglades in Coconut Grove lists $57,300 for 2026-27 [1]. Gulliver Prep lists $56,100 for grades 5 through 12 [2]. Miami Country Day lists $56,400 for grades 9 through 12 [3]. Carrollton School of the Sacred Heart lists $51,840 for grades 7 through 12 [4]. Palmer Trinity lists $52,000 under its single-payment plan [5]. Several of these campuses sit in or near Coconut Grove, Coral Gables, Pinecrest, and Palmetto Bay, which is why buyers relocating here often raise them.
Here is the framing I use, and the one constraint I want to state up front. I cannot advise you on schools as a reason to choose one neighborhood over another, and I will not. Fair housing law and the terms of my license make that a line I do not cross. What I can do is treat tuition as a number, the same way I treat property taxes or an insurance premium: a recurring carrying cost that competes directly with your mortgage capacity. That is the lens this post uses.

What these schools actually cost
The figures below are the current published day-tuition rates at the upper-school level, taken from each school's own tuition page. Lower and middle grades generally cost less, and each school adds enrollment deposits, matriculation fees, and other charges on top of the base number. Treat these as a starting point and confirm the exact figure for your child's grade directly with the school.
- Ransom Everglades (Coconut Grove): $57,300 for 2026-27, which the school notes includes daily lunch [1].
- Gulliver Prep (Pinecrest and Coral Gables campuses): $56,100 for grades 5 through 12 [2].
- Miami Country Day (Miami Shores): $56,400 for grades 9 through 12 [3].
- Carrollton School of the Sacred Heart (Coconut Grove): $51,840 for grades 7 through 12 [4].
- Palmer Trinity (Palmetto Bay): $52,000 under its full-payment plan, with two-payment and ten-payment plans priced higher [5].
Two other schools that come up in the same conversations, Belen Jesuit in west Miami-Dade and Immaculata-La Salle near the Grove, publish their own tuition schedules as well. I am not quoting numbers for them here because I could not confirm a current figure from a primary source at the time of writing, and I will not print a tuition number I cannot cite. Check each school's admissions page directly.
Tuition is a carrying cost, not a lifestyle footnote
Underwrite a home purchase and you already track the recurring line items that sit on top of principal and interest: property taxes, homeowners and flood insurance, HOA dues, maintenance. Private school tuition, for a family that plans to pay it, belongs on that same list. It is a fixed monthly obligation that reduces the payment you can comfortably direct at a mortgage.
Run the arithmetic per child. A tuition of about $56,000 a year is roughly $4,667 a month. Two children in that range is close to $9,300 a month, before uniforms, deposits, transportation, and the fees each school layers on. Those are dollars that are spoken for every month, in the same budget that has to cover your housing payment.
What one child's tuition displaces in mortgage capacity
Here is the comparison I find most useful, offered as illustrative math rather than a quote. The 30-year fixed mortgage averaged 6.43% in early July 2026 [6]. At that rate, every $100,000 of borrowed principal costs roughly $626 a month in principal and interest. One child's tuition of about $4,667 a month is therefore equivalent, in monthly cash outflow, to carrying somewhere in the neighborhood of $745,000 of additional mortgage principal.
That is the trade to see clearly. A family paying full freight for one child is committing monthly dollars that, redirected, could service roughly three-quarters of a million dollars more house. For two children the displaced capacity is larger still. None of this argues for or against private school. It simply says that if tuition is part of your plan, it needs to be underwritten alongside the mortgage, not treated as a separate bucket you will sort out later.
Florida's school-choice scholarships change the math for some families
Florida runs the Family Empowerment Scholarship for Educational Options (FES-EO), administered by organizations including Step Up For Students. Under HB 1, signed in 2023, the program removed its prior income caps and enrollment limits, so eligibility now extends to students who qualify for K-12 public school regardless of household income [7]. The award averages around $8,000 per student and varies by grade and county [7].
At the tuition levels above, an $8,000 scholarship does not come close to covering the full bill, but it does reduce the net monthly carry, and it is worth modeling if you expect to apply. Awards, eligibility rules, and funding all change year to year, so verify current amounts and deadlines with Step Up For Students and the Florida Department of Education before you rely on any figure.
Why I keep schools out of neighborhood selection
Schools are one of the most common ways real estate steering happens, often without anyone intending it. Using "good schools" as shorthand, or nudging a buyer toward or away from an area on the basis of who is presumed to attend, can function as a proxy for protected characteristics. That is why I stay in a narrow lane: I will give you facts about what tuition costs and where a campus sits, and I will underwrite that cost with you. I will not rank neighborhoods by school quality or suggest where any family belongs.
The evaluation of a school itself, its academics, its fit for your child, its outcomes, is yours to do, and you should do it against primary sources: the school directly, the Florida Department of Education, and the standardized data each school reports. If you want help translating a tuition plan into a housing budget, that part is squarely my job. You can start with a buyer consultation, and if you are weighing specific areas, the Coconut Grove and Pinecrest neighborhood pages cover the market factors I can actually speak to.
Frequently asked questions
How much is private school tuition near Miami's higher-priced neighborhoods?
At the upper-school level, published day tuition runs roughly $52,000 to $57,000 per child for 2026-27 at schools like Ransom Everglades, Gulliver Prep, Miami Country Day, Carrollton, and Palmer Trinity [1][2][3][4][5]. Younger grades generally cost less, and each school adds deposits and fees.
Should I pick a neighborhood based on the schools near it?
That is a decision for you to make on your own research, not one I can steer. I can tell you what a school costs and where it is, and I can build that cost into your housing budget. Evaluating the school itself is yours to do through primary sources.
How does tuition affect how much house I can afford?
Treat it as a fixed monthly obligation, like taxes or insurance. At about $4,667 a month, one child's full tuition is equivalent in monthly payment to roughly $745,000 of additional mortgage principal at the early-July-2026 average rate [6]. Every dollar of tuition is a dollar not available for the mortgage.
Does Florida help pay for private school?
The Family Empowerment Scholarship (FES-EO), administered by Step Up For Students, is open to Florida K-12 students regardless of income after HB 1 removed the caps in 2023, and averages about $8,000 per student [7]. At these tuition levels it offsets rather than covers the cost. Verify current amounts and eligibility directly.
Why will you not tell me which area has the best schools?
Because "best schools" can operate as a proxy that steers buyers along protected-class lines, which fair housing law prohibits and my license forbids. I keep my input to cost and location facts and leave the quality judgment to you and primary data.
