    FEMA flood zone

The parcel spans FEMA Zones AE and VE, with base flood elevations of 11 to 15 ft (NGVD29). The 801 tower and most of the 905 tower stand in Zone VE, a coastal high-hazard area, with a base flood elevation of 15 ft. The 825 and 999 towers stand in Zone AE, with a base flood elevation of 12 ft.[4]

Zones AE and VE are both FEMA special flood hazard areas with a base flood elevation. Zone VE is the coastal high-hazard area, where storm-driven waves add to the flood hazard. The zone is set for each part of the site, not for individual units.

FEMA flood map panel 12086C0314L, effective September 11, 2009.

FEMA has preliminary maps for this area that are not yet in effect; check the current map at the FEMA Map Service Center before you buy.[4]

Those preliminary maps, from 2021, would place all four towers in Zone AE, with a base flood elevation of 9 ft (NAVD88).[4]

    Metromover and Metrorail

    • Metromover: Brickell City Centre (Eighth Street) station, about 0.26 to 0.29 mi on foot from the 801 and 825 towers; Tenth Street/Promenade station, about 0.28 to 0.30 mi from the 905 and 999 towers.
    • Metrorail: Brickell station, about 0.51 to 0.59 mi on foot, depending on the tower.[5][6][7][8]

How this is measured: the shortest pedestrian route on OpenStreetMap (OSRM foot profile) from the Property Appraiser parcel point to the station location published by Miami-Dade County. Distance from a building entrance to the platform will differ. The four towers share one parcel point, so these distances start from the center of each tower's outline on OpenStreetMap; where the two routing engines differ, the range covers both.

    Recorded sales

37 qualified sales recorded by the Miami-Dade Property Appraiser between Sep 2024 and Jul 2026 (recording lags about two months).[1]

    By tower: 9 at 801, 11 at 825, 7 at 905 and 10 at 999.

How this is counted: sales of the 725 residential unit records on the roll (the 22 commercial units are not included) that the Property Appraiser flags as qualified (arm's-length) with a price above zero, counted once per unit, date and price. Corrective deeds, quitclaim deeds and other non-qualified transfers are left out. The count is public-records context, not a valuation of any unit.
