    • TULUM Rooftop Bar & Restaurant, 15th floor (W Miami)

Assistance animals are governed by fair housing law, not pet rules.

    FEMA flood zone

All three tower parcels are in FEMA Zone AE, with a base flood elevation of 12 ft (NGVD29).[9]

Zone AE is one of FEMA's special flood hazard areas, where FEMA sets a base flood elevation. The zone is set for the building site, not for individual units.

FEMA flood map panel 12086C0314L, effective September 11, 2009.

FEMA has preliminary maps for this area that are not yet in effect; check the current map at the FEMA Map Service Center before you buy.[9]

FEMA map source (National Flood Hazard Layer): Tower I parcel, Tower II parcel, Tower III parcel.

    Metromover and Metrorail

    • Metromover: Fifth Street station, about 0.26 mi on foot from Tower I, about 0.25 to 0.35 mi from Tower II and about 0.19 to 0.26 mi from Tower III.
    • Metrorail: Brickell station, about 0.74 mi on foot from Tower I, about 0.7 to 0.8 mi from Tower II and about 0.67 to 0.74 mi from Tower III.[10][11][12]

How this is measured: the shortest pedestrian route on OpenStreetMap (OSRM foot profile) from the Property Appraiser parcel point to the station location published by Miami-Dade County. Distance from a building entrance to the platform will differ. For Towers II and III, two routing engines (OSRM and Valhalla) and two start points (the parcel point and the street address) give different distances, so this page shows the range.

    Recorded sales

108 qualified sales recorded by the Miami-Dade Property Appraiser between Sep 2024 and Jul 2026 (recording lags about two months).[1]

By tower: Tower I 35, Tower II 43, Tower III 30.

How this is counted: sales of the 1,792 residential units in the three towers that the Property Appraiser flags as qualified (arm's-length) with a price above zero, counted once per unit, date and price. Corrective deeds, quitclaim deeds and other non-qualified transfers are left out. The count is public-records context, not a valuation of any unit.
