    Residential units are the state condominium filings' counts; the 2026 Property Appraiser roll has 560 residential unit records at the North Tower and 439 at the South Tower.     Pet and leasing rules

    Pets, North Tower (851)

    The 851 association's pet registration form (2019) allows domesticated dogs and cats that are permitted by law, are not left unattended on balconies or lanais, are not a nuisance, and are not a pit bull or another breed the board considers dangerous. Its Rules and Regulations, posted with the lease application, require dogs and cats outside the unit to be leashed (6 ft maximum) and attended, allow them only in common areas the association designates, and keep them off the recreational facilities, including the pool, spa and fitness areas. Fish and caged household birds may be kept. The posted rules skip from Rule 16 to Rule 18, so they may not show every pet rule, and the recorded Declaration may add limits.[13][14]

    Leasing, North Tower (851)

    Leases go through the 851 association's lease application (2020 form), which includes a lease addendum signed by the owner and the tenant, pet registration and a common-area security deposit, and asks for 48 hours for approval after a complete package. The lease cannot be modified, extended or assigned without the board's written consent. The posted documents do not state a minimum lease term or a limit on leases per year.[14]

    South Tower (901)

    No published pet or leasing rules were found. The master association's public documents pages carry documents for the master association and the 851 tower only.[12]

    FEMA flood zone

    Both tower parcels are in FEMA Zone AE, with a base flood elevation of 11 ft (NGVD29).[8]

    Zone AE is one of FEMA's special flood hazard areas, where FEMA sets a base flood elevation. The zone is set for the building site, not for individual units.

    Metromover and Metrorail

    • Metromover: Tenth Street/Promenade station, about 0.25 mi (1,340 ft) on foot from the North Tower and about 0.15 to 0.24 mi from the South Tower.
    • Metrorail: Brickell station, about 0.48 mi on foot from the North Tower and about 0.38 to 0.46 mi from the South Tower.[9][10][11]

    How this is measured: the shortest pedestrian route on OpenStreetMap (OSRM foot profile) from the Property Appraiser parcel point to the station location published by Miami-Dade County. Distance from a building entrance to the platform will differ. For the South Tower, two routing engines (OSRM and Valhalla) give different distances, so this page shows the range.

Corrective deeds, quitclaim deeds and other non-qualified transfers are left out. The count is public-records context, not a valuation of any unit.
