    Amenities

    • Swimming pool
    • Spa
    • Fitness center
    • Business center
    • Meditation Garden
    • Recreation Deck

As named in the association's posted rules (2017 to 2018). Confirm current amenities with the association.[8][9]

    Pet and leasing rules

    Pets

The association's posted Rules and Regulations (2017 to 2018) allow pets, subject to the Declaration and those rules, and pets must be registered with the association: the lease and sales application packages include a pet registration form. Outside the unit, dogs and cats must be leashed (6 ft maximum) and attended, and may be walked only in common areas the association designates. Pets are not allowed in the pool and spa areas, the Meditation Garden, the Recreation Deck or the fitness center. Fish and caged household birds may be kept. The posted rules state no limit on the number, weight or breed of pets, but their numbering skips from Rule 16 to Rule 18, so limits may exist that the posted copies do not show, and the recorded Declaration may add limits.[8][9][10]

    Leasing

Leases require association approval, and the lease package asks for 10 business days after a complete application. The posted documents do not state a minimum lease term or a limit on leases per year.[8][9][10]

Confirm current pet and leasing rules with the association.

Assistance animals are governed by fair housing law, not pet rules.

    FEMA flood zone

The whole parcel is in FEMA Zone X.[5]

FEMA labels Zone X an area of minimal flood hazard. The zone is set for the building site, not for individual units.

FEMA flood map panel 12086C0314L, effective September 11, 2009.

FEMA has preliminary maps for this area that are not yet in effect; check the current map at the FEMA Map Service Center before you buy.[5]

    Metromover and Metrorail

    • Metrorail: Brickell station, about 0.22 mi (1,180 ft) on foot.
    • Metromover: Brickell station, about 0.29 mi (1,510 ft) on foot.[6][7]

How this is measured: the shortest pedestrian route on OpenStreetMap (OSRM foot profile) from the Property Appraiser parcel point to the station location published by Miami-Dade County. Distance from a building entrance to the platform will differ.

    Recorded sales

12 qualified sales recorded by the Miami-Dade Property Appraiser between Sep 2024 and Jun 2026 (recording lags about two months).[1]

How this is counted: sales of the building's 155 residential units that the Property Appraiser flags as qualified (arm's-length) with a price above zero, counted once per unit, date and price. Corrective deeds, quitclaim deeds and other non-qualified transfers are left out. The count is public-records context, not a valuation of any unit.
