    FEMA flood zone

On FEMA's 2009 map, in effect through February 18, 2027, the parcel is in Zone AE, with base flood elevations of 10 to 12 ft (NGVD29): 12 ft (NGVD29) under the 1060 tower and 11 ft (NGVD29) under the 1050 tower.[8][9][10]

Zone AE is one of FEMA's special flood hazard areas, where FEMA sets a base flood elevation. The zone is set for the building site, not for individual units.

FEMA flood map panel 12086C0314L, effective September 11, 2009.

On FEMA's 2027 map, effective February 19, 2027, the site is in Zone AE, with a base flood elevation of 9 ft (NAVD88) under the 1060 tower and 8 ft (NAVD88) under most of the 1050 tower.[8][9][10]

FEMA's 2009 flood map for Miami-Dade County is in effect through February 18, 2027, and its new map is effective from February 19, 2027. Check the map in effect at the FEMA Map Service Center before you buy.[8][9][10]

The 2009 map gives base flood elevations in feet above NGVD29 and the 2027 map in feet above NAVD88. In Miami-Dade a NAVD88 figure is about 1.5 ft lower than the NGVD29 figure for the same height, so compare the zones, not the numbers.[11]

    Metromover and Metrorail

    • Metromover: Tenth Street/Promenade station, about 0.12 mi on foot from the 1060 tower and about 0.05 mi from the 1050 tower.
    • Metrorail: Brickell station, about 0.34 to 0.35 mi on foot from the 1060 tower and about 0.28 to 0.29 mi from the 1050 tower.[12][13][14]

How this is measured: the shortest pedestrian route on OpenStreetMap (OSRM foot profile) from the Property Appraiser parcel point to the station location published by Miami-Dade County. Distance from a building entrance to the platform will differ. The two towers share one parcel point, so these distances start from each tower's address point and the center of its outline on OpenStreetMap; the ranges cover both routing engines.

    Recorded sales

26 qualified sales recorded by the Miami-Dade Property Appraiser between Sep 2024 and Jul 2026 (recording lags about two months).[1]

    By tower: 13 at 1060 and 13 at 1050.

How this is counted: sales of the 576 residential unit records on the roll (the 16 commercial units are not included) that the Property Appraiser flags as qualified (arm's-length) with a price above zero, counted once per unit, date and price. Corrective deeds, quitclaim deeds and other non-qualified transfers are left out. The count is public-records context, not a valuation of any unit.
